Housing Minister Reviews Functioning of RERA in Himachal Pradesh

Urban Development and Housing Minister Rajesh Dharmani on Tuesday chaired a review meeting of the Himachal Pradesh Real Estate Regulatory Authority (RERA), emphasizing the state government’s commitment to planned and sustainable development in view of the state’s unique hilly geography. He said the government was focusing on promoting affordable, environment-friendly and quality housing facilities for people across Himachal Pradesh.

The Minister underlined the crucial role played by RERA in safeguarding the interests of consumers in the real estate sector and in resolving property-related disputes. He said that RERA has helped enhance transparency by providing homebuyers with essential information about real estate projects, thereby strengthening public confidence in the sector.

During the meeting, it was informed that a total of 269 real estate projects and 159 real estate agents are currently registered with RERA in the state. Out of 194 complaints received so far, 144 have been resolved. The authority is conducting hearings of complaints online through WebEx, effectively leveraging information technology. It was also shared that RERA has deposited Rs 1.2 crore in the state treasury, while nearly Rs 7 crore has been refunded to homebuyers.

Rajesh Dharmani said that RERA was playing a significant role in empowering homebuyers and ensuring the timely execution of real estate projects. He added that developers are mandatorily required to disclose details of project plans, layouts and construction materials, which helps ensure better quality and transparency. He further said that geo-tagged photographs and videos of projects submitted by executing agencies would enable concerned departments to closely monitor and ensure quality construction.

The Minister noted that by resolving complaints and addressing project-related issues, RERA has been instrumental in strengthening trust between buyers and developers. Discussions were also held during the meeting on the constitution of a Building Safety Council to further enhance safety and regulatory oversight in the construction sector.
